Description of Work Unit


HDS Facilities provides building and support services for the department of Housing and Dining Services by ensuring a clean, safe and maintained living and learning environment for internal and external customers and University guests. It supports the Department of Housing and Dining Services and other auxiliaries by providing custodial, maintenance, materials management, and customer service to maintain the requirements of physical properties and equipment.

Position Summary

To provide the HDS community with a comfortable and controlled environment in which to work, study, or live. Position provides special environmental control needs and/or healthy conditions for instructional requirements. Position also provides support to those individuals providing heating, air conditioning, refrigeration systems, controls, and specialty environmental equipment support. This position is responsible for performing reactive and planned preventative maintenance as well as installation, repair, and service for the following systems: Building Automation Systems, controls, alarms, emergency generators, boilers, chillers, chemical monitoring. Coordinates departmental resources within the preventive maintenance work arena to ensure critical building equipment remains functional over the life cycle of the components and system. In addition to routine preventative maintenance, this position is responsible for coordination of all kitchen exhaust hoods for Health department and code compliance both on semi-annual fire suppression re-certification as well coordination of cleaning these systems. Repairs and services a variety of HVAC/R equipment including programing, calibrating, testing, monitoring and adjusting system parameters for efficient operation. This also includes monitoring and adjusting levels for chemical treatment systems. Functions prioritize and schedule departmental resources to meet service requirements on critical operational equipment.

Minimum Qualifications

Three years of technical experience installing, troubleshooting, maintaining, and repairing HVAC systems (including boilers & chillers) and their associated building automation systems/controls (specifically Metasys or Innotech).


One of the following may be used as a substitution for two of the three required years of experience:

  • An associate’s degree in Engineering Applications or related field from an accredited college or university
  • Successful completion of 60 semester hours of course work at an accredited college or university, which must have included 30 semester hours focused in electronics or technologies

The ideal candidate will possess the following competencies (e.g. knowledge, skills, abilities, and other personal characteristics) which have been outlined as essential to performing successfully in this position:

  • General maintenance experience within a school district, commercial campus, residential multi-unit apartment complex, healthcare facility, assisted living facility, hotel, or other similar environment.
  • Ability to provide technical documentation, drawings, etc.
  • Demonstrated verbal and written communication skills.
  • Experience with high efficiency boilers.
  • Experience with chillers.
  • Experience with emergency generators.
  • Experience with rooftop heating and cooling units
  • Universal CFC certification
  • Experience with multiple Building Automation Control systems
  • Ability to utilize computers and other electronic mobile devices to manage work orders and communicate with team, i.e. iPads and computers.
  • Excellent customer service skills.
  • Desire and willingness to learn new software/hardware systems and programs.

  • Strong analytical skills

Essential Job Duties

Job Duty Category BAS Networks Duty/Responsibility

  • Maintain, manage, and modify four BAS networks and their associated User Interface (UI) software and hardware.
  • Utilize specialized equipment such as Innotech, Metasys, Samsung, and Daikin to perform the following functions: calibration, electronic monitoring, network communication, measuring and overall operation of BAS controllers, extension modules, network automation engines and a variety of different types of controls hardware.

Percentage Of Time 25% Job Duty Category Mechanical Systems Review and Diagnostics Duty/Responsibility

  • Perform and document equipment-programming modifications and alarm programming modifications, alarm programming modifications, inspections, equipment meter readings, test results, and work completed.
  • Prioritize future work necessary and prepare scheduled and preventative maintenance using a variety of computer programs, including, but no limited to maintenance work order inventory and ordering software, Excel, etc.
  • Prepare quarterly reports and formalize request for funding for current and future system maintenance and improvements.
  • Input data when new equipment is installed and deletes information of obsolete equipment.
  • Coordinate and assist the work of university approved subcontractors to provide mechanical related services when necessary due to expertise, schedule conflicts, or internal labor shortages.
  • Work with subcontractor and customer (eg: dining manager or residence life directors) for work repairs to be completed on all critical systems.
  • Provides scope of work to be performed, creates schedules, and ensures completed work meets university specifications.
  • Perform service and maintenance on HVAC and refrigeration equipment.

Percentage Of Time 25% Job Duty Category Building Controls Technician Duty/Responsibility

  • Program and maintain standard digital control systems, which may include installing low voltage wiring necessary to control all of the HDS HVAC systems.
  • Evaluate building control systems for energy efficiency and modifies as necessary.
  • Diagnose and repair all types of HVAC system problems.
  • Diagnose, program, and repair all brand of variable frequency drives.
  • Write and program needed trends and watches on problematic equipment for staff to use to resolve issues.
  • Provide support assistance to all HDS Facilities trades staff with equipment manipulation through the Energy Management Control Systems.

Note: This position is required to access a variety of spaces not limited to: basements, tunnels, crawl spaces, attics, chases, and roofs using stairs, ladders, lifts, scaffolds and other means to service or inspect equipment.

  • Learn, apply, and demonstrate how to enter personal living spaces with an awareness/enforcement of privacy and discretion for residents and guests (personal living habits, state of undress, shyness, etc.).
  • Develop awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire arms, unhealthy living conditions, etc.
  • Remind residents of personal safety (locking doors/windows, unpropping exit doors, etc.).
  • Engage in appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support.
  • Clean up after construction projects.
  • Use Personal Protective Equipment and safety procedures for all the above tasks.
  • Respond to plumbing and heating related emergencies, which may include on site, after-hours response in order to meet university, department, and customer need.
  • Provide after hour remote equipment manipulation support.

  • Attend all meetings, committees and department sponsored functions.
  • Enter work time and leave requests into designated software systems.
  • Comply with HDS Facilities Handbook, University and departmental procedures and policies.

  • Maintain an adequate inventory of critical parts for equipment.
  • Request replacement parts using information from equipment cut sheets, blueprints, trade manuals and catalogs.
  • Provide written documentation of parts shortages and work in progress to supervisor.
  • Maintain and service emergency equipment such as gas powered pumps and generators.
  • Move, transport, and stock materials and tools necessary for the completion of tasks.
  • Maintain tools, vehicles, equipment, and materials in a professional manner to promote safe and efficient completion of tasks.
  • Respond to component changes and mechanical tasks.
