The Associate Director of Engineering Operational Services (EOS ) in the School of Engineering and Applied Science (SEAS) is responsible for direct oversight of all day to day operations and maintenance of the main Engineering complex, including facilities repairs and maintenance, cleanliness (housekeeping), mission continuity, lab/life safety, security, building access and key control.

Job Description

Working closely with the Director of Engineering Operational Services (EOS), the Associate Director will provide direct oversight of all day to day operations and maintenance of the main Engineering complex (Quad), including facilities repairs and maintenance, cleanliness (housekeeping), mission continuity, lab/life safety, security, building access and key control. Oversee the Building Administrator and two Services Assistants who identify, prioritize and resolve building operational needs working in conjunction with both internal unionized and external service providers to meet customer satisfaction and departmental needs and mission critical goals. Represent the EOS department at capital project meetings and maintain oversight of renovation projects and facilities-related work requests, some of which can be highly involved and or sophisticated involving complex building system such as building automation systems, HVAC and electrical distribution. Compile annual report identifying Facility Renewal needs which is used to modify the School’s Facility Renewal Database and impacts the School’s Facility Renewal budgeting.  Reconcile maintenance expenditures on a monthly basis, working in conjunction with the Penn Facilities and Real Estate Services (FRES) Area Manager. Negotiate and manage contracts with vendors who support critical infrastructure for academic and research missions of the School.  Serve as primary point of contact for all labor relation activities for the School. Regularly interact with upper-level FRES Administration to ensure service level agreements are being met.  Maintain 24/7 on-call status for emergency situations and school needs such as lab lockouts, elevator entrapments, power loss, etc.

Qualifications:

Bachelor's degree in Operations Management, Mechanical Engineering, or a related field and a minimum of five years of related facilities management experience in a research facility or higher education setting, or an equivalent combination of education and experience. Demonstrated excellent verbal and written communication, interpersonal, and organizational skills. Demonstrated ability to negotiate and manage contracts and to reconcile expenditures.
