Overview

The Construction Manager will be responsible for the successful transition from design to construction in delivering the Laboratory’s capital projects in the $1M to $500M range. The Construction Manager’s core strengths will be rooted in a depth of experience in the construction delivery process, project controls and the ability to predict, communicate and manage the impacts of project risks. In the project design phase, the Construction Manager will be a contributing member of the team by partnering with project managers, the end user clients, and a diverse team of project stakeholders.

Responsibilities

  • Oversee construction operations, coordinating efforts with PPPL Project Manager and Field Supervisor. Including: attendance of project meetings; review and coordination of project RFIs, Submittals, and Planned Work documentation/plans; witness testing and inspections; provision of project support cost estimates as necessary.
  • Employ past experience to aid and ensure that project team practices, work-flows and communications can and will function correctly throughout the project. Perform detailed review contract documents for conformance with laboratory standards and other applicable requirements.
  • Assume role as primary liaison between the project and operations and maintenance users. Ensure the project functions as intended.
  • Develop architectural / engineering options for problems and be capable of quantifying price and schedule impacts for each.
  • Coordinate the selection, procurement and installation of furnishings and equipment during move-in.
  • Facilitate occupancy of the project by the user.
  • Adept at implementing and expanding the use of construction management technology to facilitate effective communication, document archiving, scheduling and future facility management.
  • Fluent with a variety of web based PM management tools.
  • Effectively utilize CPM scheduling practices and be fluent in developing, analyzing and reporting on Primavera CPM schedules.

Qualifications

Education and Experience: 

  • Bachelor's degree in Architecture or Engineering.
  • A minimum of ten years’ experience in a responsible lead management position engaged in the full project life cycle management of construction or renovation projects. The majority of this experience must be associated with work on buildings similar in complexity and sensitivity to those found in an institutional environment.
  • Extensive experience working as a lead PM on large ground-up projects.
  • Extensive Safety background

Preferred Experience: 

  • Experience as a lead superintendent on comparable projects is also strongly valued.
  • Experience working on institutional laboratory/ research science facilities.
  • Experience with diverse building programs and high end finishes common to projects ranging from lab/clean room, large civil /site utility work, historic renovations and academic/performance space.
  • LEED AP credentials.
  • BIM project delivery experience with Autodesk Suite including BIM360 Glue/Field, Revit, NavisWorks, Cad 2d/3D.

Knowledge, Skills and Abilities: 

  • Ability to interpret construction documents and understanding of applicable construction codes and land use ordinances working knowledge of the principles of design, an overview of mechanical, electrical and plumbing systems.
  • Proven ability to establish and execute the necessary controls, processes and culture that meet the project delivery requirements regarding budget, schedule and quality.
  • Ability to bridge the gap between design and construction, while acting as a well-informed advocate and liaison.
  • Strong technical proficiency with MS Office Suite.
  • Proficient in the use of CPM project scheduling methods, in particular Primavera P6EPPM.
  • Proficient in the use of web based project management software/tools.
  • Strong technical ability working with BIM design and construction models, and the software commonly used to develop them (i.e.: Revit, NavisWorks, AutoCAD MEP, etc.).

Certificates and Licenses: 

  • Professional registration as an architect or engineer is strongly recommended.

Physical Requirements: 

  • Ability to work in confined spaces, from elevated platforms, as well as, scaffolding and ladders in awkward positions and locations.
  • Ability to lift fifty pounds.

Working Conditions: 

  • Indoors and outdoors, predominately day shift with occasional off-hours (evening, weekends) to accommodate specific project or operational needs.
